Overview
This was a landmark project for JSJ, the first fully automated office building. The project entailed integration with a number of systems whilst minimising wall clutter for this large architectural firm. Keyless access control for >60 users was achieved, Directors of the firm finally have a view of who’s in the office and when they came in. Custom notifcations created for the things they feel is important for their bsuiness to operate.
Challenges
The were a number of challenges for this project:
- Maintain the living green wall from the smart system
- Reduce wall clutter
- Access control on each door (>60 users)
- Multipurpose room for presentations, movie nights & parties
- Energy efficient lighting & heating
- Remote management
Solutions
The Following systems needs to be controlled by 1 control system & App with an easy user interface:
- Dali lighting control and dimming, scene setting
- Light switch with thermostat to reduce wall clutter
- Motorised rooflight control
- Smart burglar alarm that auto arms as the last person leaves as 1
- Control of the climate control systems
- Wet underfloor heating (Primary heating source)
- Daikn air conditioning (Seconday heating source, primary cooling source)
- Automatic shading to reduce solar gains & for passive heating/cooling.
- Electric underfloor Heating
- Towel rail control (Scheduled)
- Contacts on windows so cooling/heatingis not wasted
- Control of heated mirror demisters
- Control of Extract Fans
- Leverage motion sensors from alarm for absence & presence detection + to control lux levels for energy saving
