The Tipton – 47 Apartments, 1 Commercial Space with Smart BMS

Overview

The Tipton is a new-build residential development located in Kentish Town, London, within the jurisdiction of the London Borough of Camden. The site benefits from ‘Phase 2’ of the original detailed planning consent and comprises a part 5, part 7 storey building with a Gross Internal Area (GIA) of 39,622 sq ft.

The development includes:

  • 42 private residential units, divided between Core A (17 units) and Core B (25 units), including three premium penthouse apartments.
  • 5 assisted living apartments, designed for individuals with social care needs, chargeable at social rents, located on the ground floor.
  • 1,076 sq ft of flexible ground floor space, designated for retail, restaurant/café, office, or community use (Classes A1/A3/B1/D1).

Challenges

Due to the complexity of managing a mixed-use development with private residences, supported living units, and commercial spaces, a traditional building management system would have been inefficient and impractical. The integration of a smart system was necessitated by several operational, security, and energy management challenges that could not be effectively addressed using conventional methods.

Key challenges included:

  1. Security & Access Control – Managing controlled yet flexible access for residents, visitors, couriers, and service providers.
  2. Remote Access & Monitoring – Providing landlords and residents with the ability to grant access and monitor systems remotely from anywhere.
  3. Energy Management & Billing – Ensuring fair and accurate metering of heating based on actual data and not estimates for hot water, and electricity while integrating renewable energy sources.
  4. Building Systems Automation – Coordinating and optimising the operation of various subsytems including AOV, HVAC, fire safety, and water management systems.
  5. Scalability & Future-Proofing – Implementing a flexible, software-driven solution capable of integrating new technologies and future enhancements.

This case study explores the logical challenges that necessitated the shift to a smart building management system, highlighting how automation and integration enhance the efficiency, security, and sustainability of the development.
