London Apartments, Never to Small too go Smart (£52k)

Overview

JSJ were given the task of pushing the boundaries of home automation ti create two fully automated apartments over looking the river Thames at Tower Bridge. As we all know, space is scarce these days, especially when splitting 1 premium penthouse into 2 aparments. For this development project, we had to maximise ROI for our client, with this in mind we needed to get the most out of all the equipment that we installed, giving energy efficient luxury living. The Loxone solution was £104k for both apartments creating a huge sales advantage for these £2.4m penthouses which leads to an ROI of 200% even in a recession. Fun fact: the New York Lawyer who bought one said he only bought it as he could manage it himself remotely!

Challenges

The following system needed to be controlled by 1 control App with an easy user interface that can be accessed remotely due to it’s attraction non-domiciled’ residents.

• Switched, dimmed & colour change lighting via moods/scenes
• Future provision for blind control in order to take advantage of solar gain with advanced programming and learning of systems.
• 3 zones of audio to live stream music and also using the same speakers for Fire alerts and intruder pre-recorded messages at high volume to scare the burglar off.
• Control of the climate control systems
  • Control of exisiting Mitsubishi air conditioing units
    • Error monitoring & reporting
    • Ensure AC & Electric UFH does not clash
  • Wet Underfloor Heating
  • Electric Underfloor Heating
  • Towel Rail control
  • Floor and wall probes for advanced temperature control
  • Air conditioning system, so not fighting against heating
• Communal Satellite and TV system spine wiring and control locally in each apartment.
• Control of Heated Mirror Demisters
• Control of Extract Fans
• PIR Movement sensors to control lux levels for energy saving and also control of lights during absence for energy saving with 75% set back.
• ensing of intruder using same PIR movement sensors.

The above had to be minimalist in it’s approach. 

Solutions

The lighting throughout the apartments, including the recessed LED lighting in the living area is controlled by Loxone. This ensures that the lighting stays as efficient as possible – lights are only brought at certain times of day or when the brightness level falls below a specified threshold.

Circadian lighting to reap the potential benefits for the occupants. Simply put, lighting that follows the natural sleep/wake cycles of the human body has the power to positively affect people’s health, alertness, productivity, and more.
